Construction Documents

Following the formal approval of the design development drawings, the production of the construction  documents can get started. The construction documents usually come in a package that comprises drawings and specifications. Together, they form the basis from which contractors will be able to provide their cost estimate for the construction. Subsequently, and following the signing of a contract between client and contractor, the construction documents will be used to execute the work. For that reason, construction drawings are often called working drawings.

The intrinsic intent of construction documents is to illustrate in detail the information required to build a project. Hence, the quantity and quality of the information provided is understandably inversely proportional to cost overruns, time extensions, and liability claims. Using lines, symbols and text, the drawings will provide information regarding shapes, sizes, location and relationships of the many building components, and will illustrate the project in various scales or magnitudes from its overall views, e.g., showing location plan and site plan, down to minute details showing the knots and bolts of a given construction assembly.

During the production of the construction drawings, careful attention will be given to the coordination between the various engineers or consultants involved. The project manager will thus ensure that all relevant information clearly appears on the appropriate drawings and that the accumulated information is reviewed, shared and illustrated by all the design professionals on their respective drawings.  A conscientious interdisciplinary coordination will minimize further cost overruns, time extensions, and liability claims.
