Design development

Design development is that phase that succeeds schematic design. It involves the refining of the schematic design and the preparation of the most determinant details. Respectively, various consultants, especially structural, mechanical and electrical engineers will be called upon to provide their respective expertise to assist in developing the project. Critical components shall thus be resolved, such as the framing system, the heating, cooling and ventilation systems, the requirement for incoming electrical services. In addition, many manufactured building products will be researched and selected for future inclusion into the building.  As science and technical knowledge are carefully harvested, the construction cost estimate can be updated and so can the various schedules detailing the time frames for the delivery of the final design, the production of the construction documents and the execution of the construction itself.   
  

Throughout this process the client will be asked to review the various aspects of the design and shall provide comments to ensure full satisfaction and commitment. At the end, the client will be asked to provide approval of the resulting design. Once this has formally been  obtained with the client's written authorization to proceed, the project is ready to move to the next stage, which is the production of the construction documents.
